Home loan questions

Fixed or floating — which should I pick?
Most home loans in India are floating-rate, which moves with the lender's benchmark. Fixed rates give certainty but are usually higher. Vyaaj shows both so you can weigh predictability against cost.
How much can I borrow against my property?
Lenders typically fund up to 75%–90% of the property's value (the loan-to-value ratio), depending on the loan amount and lender policy. The rest is your down payment.
What tax benefits do I get?
Under the old tax regime, you can claim up to ₹1.5 Lakh on principal (Section 80C) and up to ₹2 Lakh on interest (Section 24b) for a self-occupied home. Please confirm current limits with a tax advisor for your situation.
Can I transfer my existing home loan to a lower rate?
Yes. A balance transfer moves your outstanding loan to a lender offering a lower rate, cutting your EMI or tenure. Vyaaj compares transfer offers and shows the savings net of any switching costs.
Are there prepayment charges?
For floating-rate home loans to individuals, RBI guidelines do not permit foreclosure or prepayment penalties. Fixed-rate loans may carry a charge, which Vyaaj will show on the offer.
